What Actually Happens Beneath the Surface

Start with a hairline crack, an unsealed joint, or a porous surface. Rain or melting snow enters. Temperatures drop overnight, the water freezes, and it expands roughly nine percent in volume.


That expansion has to go somewhere. It pushes outward against the surrounding pavement, widening the crack fractionally. When temperatures rise the next day, the ice melts, and the now slightly larger crack admits slightly more water.


Repeat. The cycle is self-accelerating — each round creates more capacity for the next.


Beneath the surface, the same thing happens in the base. Saturated soil and stone freeze and expand, lifting the pavement above them. When it thaws, the base settles, but not always evenly. The pavement above is left unsupported in spots, and vehicle weight does the rest.

Asphalt is flexible, so it tends to crack, stretch, and eventually unravel. Concrete is rigid, so it resists movement until it cannot — then it spalls, cracks through, or lifts at the joints. The Three Conditions Damage Needs

Freeze-thaw damage requires all three of the following. Remove any one and the cycle stops.


1. Water. It has to get in. Cracks, unsealed joints, oxidized porous surfaces, and failed edges are the entry points.


2. Freezing temperatures. Not controllable.


3. Somewhere to expand. Voids, cracks, and saturated base material give ice room to do work.


Since you cannot change the weather, prevention comes down to eliminating the first and third conditions — which in practice means the same handful of tasks.

Prevention That Actually Works

Fill cracks before winter. This closes the entry point. It is the cheapest, highest-return maintenance action available on pavement, and it has to happen before the freeze, not after.


Seal the surface. Sealcoating restores the barrier that UV exposure and oxidation strip from asphalt over time. An unsealed, gray, porous surface absorbs water across its entire area, not just at cracks.


Fix drainage. Water that leaves quickly cannot freeze in place. Correct low spots, redirect downspouts, and keep edges clear so runoff has somewhere to go.


Repair small damage immediately. A pothole or crumbling edge in October is a small patch. The same defect in April is a larger repair with more base involvement.


Use pavement-safe de-icers. Rock salt increases surface cycling and is especially damaging to concrete. Calcium magnesium acetate and magnesium chloride are gentler; sand adds traction without chemical effect.

When It Has Gone Too Far

Some damage indicates the base has already failed, and surface treatments will not hold:


  • Alligator cracking — interconnected cracks in a scaled pattern

  • Sections that sink or hold water long after rain

  • Potholes returning in the same spot after patching
